Asbestos was used in homes until 1999
It was widely used in UK buildings until it was fully banned in 1999, so a lot of older homes still have some. Left alone and in good condition it's generally low risk. The danger starts when it's damaged, drilled, sanded or broken.
Tap any spot on the house to see what to watch for.
Loft insulation and boards
Some older insulation, boards around chimneys and old pipe lagging in lofts can contain asbestos. You can't tell by looking.
Don't lift boards or shift insulation until you know what it is.
Artex and textured ceilings
Textured coatings like Artex were used on ceilings across Scotland before 2000. Some contain asbestos and some don't, and the only way to know is a lab test.
Don't sand, scrape or drill an unknown textured ceiling.
Wallpaper, plaster and wall coatings
Stripping old wallpaper often uncovers textured coatings, old plaster or board behind it. Some of those can contain asbestos. The wallpaper itself is usually not the issue; what's under it can be.
Don't scrape or sand until you've checked what's underneath.
Floor tiles, lino and the adhesive underneath
Old vinyl or thermoplastic floor tiles, lino backing and the black adhesive beneath them can contain asbestos. Lifting a carpet and finding old tiles is one of the most common calls we get.
If tiles are intact, leave them where they are. Breaking, sanding or scraping them is what releases fibres.
Pipe lagging and boiler cupboards
Lagging on old pipes, linings in boiler and airing cupboards, and the backing on old fuse boards can contain asbestos.
Leave them alone until they've been checked, especially if a boiler or heating job is coming up.
Garage roofs, sheds and soffits
Corrugated roofing, shed and garage panels, soffits and gutters from before 2000 can be asbestos cement.
Don't drill, break, scrub or pressure-wash them.
Already disturbed something?
Stop work and leave it as it is.
Keep other people and pets out of the room.
Don't sweep it up or use a vacuum cleaner.
Both can spread the fibres further. Leave clean-up until you've spoken to a professional.

How a test works
You call or send the form
Tell us what you've found and where it is. Photos help but you don't need them.
A surveyor visits
They take small samples using controlled methods, so you don't have to disturb anything yourself.
A laboratory analyses the samples
Results usually take 3 to 5 working days. Ask us about a faster turnaround if you're mid-project.
You get a clear answer
A written result and plain advice on what to do next. If asbestos is present, we explain your options and can put you in touch with licensed removal specialists.
Questions people ask us
Can you tell if something is asbestos just by looking at it?
No, and neither can anyone else. Asbestos materials look the same as safe ones. Only laboratory analysis confirms it.
Can I take a sample myself?
We don't recommend it. Taking a sample means breaking or cutting the material, which is the thing that releases fibres. A surveyor uses controlled methods to keep that risk down.
Is it dangerous if I just leave it alone?
Asbestos in good condition that isn't disturbed is generally low risk. The danger comes when it's damaged, drilled, sanded or broken. If you're not planning any work on it, it may be fine to leave. A test tells you what you have.
How much does a test cost?
We agree a fixed price before we visit. It depends on how many samples you need and where you are, so call or send the form and we'll quote you.
What happens if it is asbestos?
We explain your options in plain English. Some materials can be safely left in place and managed. If something does need removing, it must be done by the right contractor, and we can put you in touch with licensed specialists.
Where do you work?
Edinburgh, Glasgow, Dundee, Aberdeen, Stirling and roughly 20 miles around each of them. If you're further out, ask and we'll tell you if we can help.
